Use calculatorFrequently asked questions
Clear, factual answers about landed transaction data, sources and how to interpret the numbers.
Where does the transaction data come from?
The data is sourced from URA REALIS and public caveat records. Caveats are legal notices lodged with the Singapore Land Authority after a property sale; they become public once processed.
How often is the data updated?
High-level indices are updated when URA releases new quarterly statistics. Caveat transaction records are added as they are lodged and made public, typically with a short processing lag.
What is the difference between landed price and $PSF on land area vs built-up area?
Landed price is the total transacted price. $PSF on land area divides that price by the land area, while $PSF on built-up area divides it by the total constructed floor area. Land-area $PSF is the most common benchmark for landed homes.
Why are some recent transactions not yet showing?
Caveats may take days or weeks to lodge and appear in public records. Some transactions may also be exempt from caveat lodgement, so the database is not exhaustive.
Can I get a report just for my street or estate?
Yes. You can request a tailored street or estate report by sending a WhatsApp message or using the contact form. Reports are prepared based on available caveat data and are for general reference only.
Does past transaction data predict future prices?
No. Past transactions show what has happened, but future prices depend on interest rates, supply, demand, government policy, property condition and other factors. Nothing on this page should be treated as investment advice.
