Frequently Asked Questions

Are these calculators legally binding?

No. The calculators on this page provide estimates based on the inputs you enter and published rates at the time of writing. They do not constitute financial, legal or tax advice. Always confirm final figures with IRAS, your lawyer, banker or a qualified professional before committing to a transaction.

How often are stamp-duty rates updated?

Stamp-duty rates can change when the Singapore government adjusts property cooling measures or budget policies. We review the calculator assumptions periodically, but you should verify current BSD, ABSD and SSD rates directly with IRAS before relying on any estimate.

Can I use CPF for stamp duty or down-payment?

CPF Ordinary Account savings can generally be used for the down-payment and monthly instalments of an eligible residential property, subject to withdrawal limits. Stamp duty is usually paid in cash first and reimbursed from CPF later if permitted. Confirm your specific position with CPF Board and your lawyer.

What is TDSR and how does it affect my loan?

The Total Debt Servicing Ratio (TDSR) caps your total monthly debt repayments at a percentage of your gross monthly income, typically 55% for property loans. The Mortgage Servicing Ratio (MSR) applies to HDB and EC purchases and caps the mortgage instalment at 30% of income. These limits directly reduce the maximum loan amount a bank can extend to you.

Do I need a valuation before making an offer on a landed home?

A formal bank or licensed valuation is usually required before loan approval, but many buyers first use comparable transactions and PSF estimates to shape their offer. For a reliable view of market value in Serangoon Gardens or District 19, speak with Marianne, who can share recent landed transactions and guide you before you commit.
